INTERIM NOTICE EXPLAINED
YOUR INTERIM NOTICE IS A SEPARATE ACCOUNT IN ADDITION TO THE ORIGINAL NOTICE AND IS DUE FOR PAYMENT ON A DIFFERENT DATE
If the Valuer General has provided the 91国产自拍 with a new Gross Rental/Unimproved Value for your property, the City is required to issue an interim rate notice on the basis of this revaluation.
There are many causes requiring the issue of an INTERIM NOTICE, the most frequent being:
A New Property
Annual rate charges are based on valuations supplied by the Valuer General’s Office with new valuations being obtained every time a new lot is created from a subdivision or amalgamation.
Improvements to the Property
When vacant land is developed and building or facilities are erected the land is said to have been improved. The improvement generally results in a higher valuation and hence the need to adjust the rates levied.
Additions to Improvements
Following the improvement on vacant land a property may be further improved by the addition of extensions, other buildings or facilities. This will result in a higher valuation and the issue of an Interim Rates Notice.
Examples of additions to improvements are:-
- Installation of a swimming pool.
- Garages, sheds
Correction to Valuation
Sometimes the reason is simply that an amended valuation has been supplied by the Valuer General.
Demolition of Improvements
Improvements may be removed from a property for various reasons and usually results in a reduction of the property valuation. This may be a preliminary step in the redevelopment of a site and only the first in a series of interim adjustments which are necessary as the development proceeds.
Examples of demolition of improvements are:-
- Removal of a swimming pool
- Demolition of a house, unit or shed.
When is the change in rating effective from?
When the Valuer General supplies a new or amended valuation, a reason for the amendment and the effective date is also provided.
Your interim account shows the reason for the change in valuation and the effective date as set by the Valuer General.
Please note that ALL valuations are reviewed and updated on a regular basis.
A general district revaluation is normally carried out every 3 years for Gross Rental Valuation (GRV), and yearly for Unimproved Valuation (UV) and are effective from the beginning of that financial year.
Accounts are due and payable within 35 days of issue.
ANNUAL RATE NOTICE
The 91国产自拍 issues an annual rate notice for each property in July, based on the information held as at 1 July. After this, if there is a change to the property which affects the valuation then Council are advised by Landgate and must issue an Interim Notice accordingly.
INTERIM NOTICE
The Interim Notice may involve an increase or decrease in the amount payable, according to the circumstances. The account is due and payable within 35 days of issue. The interim notice is a separate account from the original notice issued and is due for payment on a different date. The original account still needs to be paid.
To Calculate Interim Rates
Annual rates are calculated by multiplying the properties valuation by the rate in the dollar (the rate in the dollar is set by Council each year when the budget is adopted).
RUBBISH CHARGES
New Rubbish Charge
Owners of newly completed properties are charged for rubbish collection on a pro rata basis (i.e. from the effective date of the new dwelling/unit to the end of the financial year).
Amendments to an existing Rubbish Charge
Owners who request an amendment to existing rubbish collection are charged on a pro rata basis either by increasing or decreasing the current number of bins.
